Hey Wendy, I am a property Manager in TN. I would consult with several management companies and explain exactly what you did on the forum. Most important is look for PM that have experience in student housing. Then ask to see a copy of the agreement and schedule of fees and compare. Then pick the one you feel most comfortable with. If the thought of giving up so much cashflow to a PM perhaps you can use a management app and continue to self manage but through the app. I like Avail. Hey Ian, I see you need a GC, the scene here is very busy and a good GC is swamped with work Subs are cherry picking their jobs to highest bidder. To do a fiscally responsible investment as an absentee investor you might want to pursue a trusted partner that is on the ground here being diligent and overseeing the everyday issues that rise from these type of investment. Perhaps you'd be a good fit for an equity partnership on a ground up new construction. Let me know if this is of interest. I have a few.

Hey Warren, I have used " The Cook Team" Jim and Jennifer Cook. They are local experts. They also have a team of realtors that work for them. I had a problem rental and they helped me rehab it and sell it extremely quick. Also they know the greater Knoxville area very well. They will keep you out of bad areas and help you understand why even just a 1/4 mile down the road to our can command so much more rent. Based in schools, township, tax base, comps, they really know their stuff. Best if luck hope you find a elusive 2%er.
