Post: Private Lender to Hold Note on SFR Rentals in Charlotte, NC

Good afternoon BP Community! I am looking to partner with a private lender that would be interested in holding a note on a couple rental properties in the Charlotte, NC area. Both properties are single family rentals that are in good shape, occupied and managed by a PM. I am looking to pull out approx $40k-$50K on each property ($80k-100K total) with an LTV in the 65-80% range.

Thanks @Chris T. – several of the properties we have owned for 4+ years and a few of them are more recent purchases. I believe a couple could be refinanced to pull cash out to be used for new purchases. Regarding hard money lenders, any idea if they will lend based on appraised value instead of cost? I would think that if the deal is good enough, they would lend on appraised value (maybe at 80%), which may allow you to purchase the property at 100% of cost. I haven’t come across that yet, but would think, assuming you can find deals that are good enough, it would allow you to grow fairly quickly.

Good afternoon, I'm a relatively new member to BP (have been doing a lot of reading on the site, but this is my first post), and I'm looking for advice on strategies to accelerate the growth of my business. I am primarily focused on buy and hold of SFR in Charlotte, NC and the surrounding areas, and I own 9 rentals as of right now.

I am looking to grow my portfolio and have several deals I am currently looking at. The biggest issue I am running into is finding a way to fund the deals. My current cash available will only allow me to buy so many houses before I run out and have to wait on cash flow accumulation prior to buying again.

Would love to get some feedback on what others may be doing to grow quicker. Any feedback is greatly appreciated and really glad I was referred to the BP site!
