@Christina R. Yes thank you! I actually attended their meeting last week and was great! Look forward to networking with you at local meetings. I have a Hagerstown Realtor looking for deals for me but he does not work too far from that area so if you come across anything in your area please let me know. I am open to MD in general.

@Eliza Luna Thank you! I have been wondering about Baltimore county, lots of potential deals but need to know your neighborhoods. @Kevin Hunter - Thank you for the question. While price and distance were a great factor in my decision, I found that properties in Maryland (Hagerstown specifically) will allow me to get as close to the 2% rule as possible. Also, I think you can still find deals that are below market value which I can fix , hold and start with a higher equity. While properties may not appreciate much in value long term, I will get good cash flow. What is your view on the overall local market? Any advice will be much appreciated. I look forward to your feedback.
