Hello BP community.

I am looking into single family homes in my area to purchase, then rent (investment).  The reason being the great schools and very low availability of home rentals in this area. Can folks give me positive and negatives between two and three bedroom houses?

I am trying to establish which home will be more desirable to rent based on bedroom count.

Thanks for the response.  I will have a mortgage. $225K @5% 180 months.

The property is currently fully rented with long term tenants and leases in place.

The building has been well maintained, but what is your recommended maintenance percentage?

Hello all.

I'm looking for advise on a 6 unit property in OH.

Six unit building.

 Rental income                   $ 54,000.00

Property insurance              $ 1,700.00

Management Fee                 $ 2,656.00

Real estate taxes                $ 6,904.00

Repairs & Maint                  $ 2,000.00

Lawn & snow removal         $ 1,600.00

Trash removal                      $ 831.00

Gas & electric                      $ 2,400.00

Water                                    $5,584.00

These are the expenses I came up with.  Am I missing something and does this look like a viable investment.

Any feedback will be greatly appreciated.
