@Tim Zajicek DSTs are potentially good for investors who are looking to be more passive in their real estate investments. A lot of these investors have owned their properties for a long time and are tired of active management (toilets, tenants and trash), don't want to pay cap gains taxes, and still want the cash flow for retirement. 

I agree with the pointers that @Kyle Kadish touched on, especially regarding the objection part. Once you give up the keys, the sponsor has control of your asset. You have to be completely comfortable with the sponsor and management team that will be handling your investment. There are a lot of newer sponsors entering the space so I would pay close attention to a sponsor's track record and history of asset dispositions.

Hello BP Community,

I'm currently looking to purchase a package of properties --- 7 properties total. I'm trying to compare the difference in closing costs / extra costs between taking out individual loans vs taking out a blanket / portfolio loan.

Ultimately, I'm trying to see how these costs would affect ROI and determine if the costs are negligible.

We are looking to for a lender who can provide a portfolio loan that is under $500k. We are trying to purchase a well performing portfolio of properties (6 single fam. & 1 duplex) in MO for a buy & hold strategy.

My partner and I are looking to purchase a single family rental portfolio --- currently looking at an 8 property / 9 unit deal. All seem to be in very good condition with the exception of one, which was disclosed to us beforehand.

How would you go about the inspection process? Would you do a full detailed inspection for each property or would walk-throughs by an inspector suffice? The price tag of the total inspection cost is what is getting to me.

Any feedback would be greatly appreciated. Thank you all in advance!
