House Hack!!!! FHA for 3.5% down. Agreed about live at home while working and saving. Most importantly come up with a plan and don't divert like building a new car..... plenty of time for nice things while you are pulling in major money in RE investing. Agree also with quieting school. I got my degree and haven't used it or anything other than hanging on a wall to impress my self. Read and podcast in your free time. pick the brain out of everyone you meet at the meetings and make good connections.

Ryan, I also limit my showing to the top 4 homes the client would want to see. I've learned all the same lessons you did today a few years back but I also like to keep some type of allergy friendly snack and candy or gum with me.... lesson learned from being in a car with someone who had bad breath.....

Here's the deal. I've been told if you find the deal money and investors will come. Understanding that and that investors make money when entering the deal instead of exiting I did a search for some things and found some good opportunities. I consider a great opportunity a deal that could return 15% or more. I know not a grand slam but it's a start. Now if I had a lot of money this would be easy. I don't so my problem is where do I go to get someone else to buy these homes so we can both make money on the deal? I'm in So Cal so basically I would just like to find the deal let them know about it then represent them on the purchase and list it after they are done fixing it. they make money on the deal, I make money on the purchase and listing as well as knowledge and experience. Eventually once I have money I will move to doing it for myself for some deal but keep those relationships open for deals I can't do.

Any thoughts on finding people looking for deals?

I see this question asked a lot and hear the pod casts of people actually doing it. I've never met anyone in person who was able to. I'm newer to bigger pockets and have listened to many of their pod casts and I think the advise I like the most is "if you find the deal money will come." So if you find a deal and need to finance it someone will back you as long as the deal makes since. I'm not sure who that person is yet or how to find the deal but when I do figure it out rest assured I'm going to write a book or 7 on it....
