Hey @Phillip Li,

 It sounds like you're fairly early in your real estate investing career, and if that's the case I'd say one of your best options would be to get a place nearby to where you live.

 This isn't mandatory, after all there are many investors (including myself) who've been flipping and renting out properties across the country. 

 Look for the people who are doing well investing wherever the money is (take an affordable class online).

 If you still want to invest in a condo locally however, start going to your nearest rei (real estate investing) club and ask around. Maybe it's a good idea to go for a beach view condo... maybe not.

 The people you're mailing out to are probably used to getting a lot of bills, alerts, notices, etc. so make sure your copy (writing) can be easily seen apart from those mailings.

Remember to "voice" yourself as a person rather than a faceless business entity.
