I know this building fairly well. My GC quoted at at 13k/unit. I would love to connect yall. I would highly recomend renting these as you finish them. Example: complete two units, rent them, start the rehab on the next two.

If you are looking into mobile homes... look into mobile home pads as well. These pads can rent for anywhere from 60-160/month and you don't have to deal with the maintenance issues of a mobile home. I personally just passed on a unit with 92 pads. 92 x 120/month = 11,040/month when at full capacity. Take into account you have to pay insurance and a general power bill, have someone who collects rent and facilitates move ins but still the number could still produce some serious cash flow. For me the park just proved to be too far from my home and at 30 percent occupancy I didn't have the time to fool with it. Best of luck!
