In process. Right now I'm in the planning and research phase. I'm looking to get my first property later this year. Finding an attorney and accountant are on my list. My father-in-law runs a small construction company, so we might be partnering.

@Damir Kamber I'm looking to flip houses to start, and then move into buy and hold later. I want to get my license so I will be able to do research on my own without the need to bother an agent. I'm doing a ton of research at the moment, and my goal is to purchase my first rehab this year. With a license it will allow me to go in and view as many houses for sale as I can, and do CMAs on my own to better analyze my farm area. 

I'm in the process of taking the pre-license course, and at the rate I'm going I should be done near the end of the month or the beginning of next. I just need a broker that understands investing, and can help me buy and sell a couple properties a year to start.

I did a search and saw a few older posts asking about investor-friendly brokerages around Atlanta, but nothing too recent, so I thought I'd ask again.

I'm looking to get my RE license in GA, and I'm curious if anyone could recommend an investor-friendly RE broker around ATL? I would be doing this very part-time initially, but I would certainly like to scale. No real interest in actually working as an agent at the moment, just want to leverage the license for flipping and eventually some buy and hold. I'd also prefer a smaller shop, if possible.

So you purchase with conventional, get construction loan, and then refinance for total cost?

This might be a dumb question, but without using FHA or hard money, is it possible to have repair costs rolled into the cost of a loan?

Been reading J Scott's book about flipping, and came across the "100 house" rule. As a new investor looking to flip and look on the MLS for some houses, is asking a real estate agent to show me 100 house before I potentially buy something sub $100k really something agents are willing to do? If no, by "looking at 100 houses" (or even 50) before buying, how do you go about practically looking at 100 houses in your farm area?

Google Voice is your best free (or very cheap) option. You can have the number forward to your cell phone. You can chose to have the Google Voice number show as the number calling or the number of the person calling. You'll either have to use two different Google accounts to set up two different numbers, or do a workaround that will cost you about $20 to allow one account to have up to two numbers. Most calls will be free as well.

If you want to go with paid options, Grasshopper and Phone.com are good choices. I set my father-in-law up with Grasshopper for his construction business, and it serves him well. However, in hindsight I wish I had gone with Phone.com. More options available. Grasshopper is easier to set up though, so it just depends on how tech savvy you are. Both options allow for as many numbers as you want (each additional number carries an additional monthly fee though), allow for extensions and voice prompts. Pretty nifty, and plans start at about $25/month (unless you wanted to pay by the minute).

There are a few other services out there, but I found those to be the most well-rounded for the money. Hope that helps!

Hi! Just found out about the Bigger Pockets site, and I'm excited about getting into real estate investing.

I live around Atlanta. Specifically in Lilburn right now, but will be transitioning to the west side OTP later this year. I work as a ICU nurse full-time currently, but I also help my father-in-law with business development and the technical side of things for the family construction company based in Douglasville. I've helped him triple the size of his business since 2010 with branding and marketing.

The longer term goal is to be able to phase out of nursing and do full-time work with him, hopefully by next year. I've developed a five year business plan for the company that involves rehabs and flipping. He is very good at doing home renovation, and has capital, but lacks the focus and strategic mindset needed for investing. So that's where I come in. I'm doing a bunch of research now and setting the sights on a flip for later this year. Going to start with one, have a goal of at least breaking even, learn everything I can, and then scale up from there.

As for me personally, my long-term goal is to be financially independent with investing. There is something about real estate investing that seems like a great for for me at this point in my life -- plus I hate working for others, and I'm just really looking to take a risk on something bigger. So, I hope to be a (near) full-time investor down the road.

Anyway, just wanted to introduce myself! This site is a great resource! And if anyone in the Atlanta area would like to meet up for coffee sometime, let me know!
