Thanks for your reply. I’m an investor and a home inspector myself so I am very familiar with what goes into the home. I also understand that appraisers have their own inspections and things that could hold a loan up and totally agree and understand why your saying.

My question is, if I waive the inspection and pay cash for the property and then later resell the property in the next month or so, will I run in to an appraisal issue with the home when the appraiser looks back at the sale history and finds out that I gave a lower number than what I’m asking? In other words will the appraiser take into consideration what I gave for the home when the new buyer comes along….

I live in a small town area and comps are pulled from all over the place.

Quick question, I’m looking at purchasing a home with all cash and waving the appraisal. My main concern or question is, if I purchase this home and close on it in two weeks and then relist the home a couple weeks later, will I run into issues with an appraisal when I later bring in a buyer for myself.

The strategy behind this is to waive the appraisal in hopes of getting a really good purchase price and then making money when I resell.

My guess is that your friend may be trying to bring awareness to the fact that crawlspaces can typically create alot of problems particularly moisture intrusion, dampness, mold, etc. and can lead to moisture damage to framing components.

I am by no means saying that all crawlspaces have these issues but I see it a lot in my area. Even basements can have similar problems.

I know the thread is a bit older but i too am considering the same thing. How has it worked for you and is there any concerns about doing this ? 

Would love to hear about any others experiences with this too.

Hi there, I took my training through AHIT. My personal opinion is that it doesn’t really matter where you take your pre-lisc course. All the course is going to teach you is the fundamentals. After taking the course there is a National Home Inspection Exam that you will have to pass and there is a book(over 600 pages) That you’d need to study from front to back to pass, unless you have a lot of prior house building experience.

Thanks guys. I was hoping there was some sort of tool available for this but maybe not. I'm sure I can get on the county's GIS map page but am going to be sending a lot of post cards and need something to help streamline this process. Sounds like I may need a virtual assistant. Thanks, Paul

Hi to all BP members!

I'm in the process of creating a direct mail marketing list to mobile home parks.

My question is, once I have that list created and have the business name, the parks location and address, ect. how do I find the park owners personal/home address

Is this possible utilizing Listsource or AgentPro247 or any other tool?

I'm wanting to reach out directly to the "park owners address" to get a more consistent mailings and to by pass my mail potentially getting in the hands of the park manager.
