Thank you so much for your response Nancy! I asked if they filed a police report and have not gotten a response back yet. I will definitely be asking about references and background due diligence. Those are all things I should have asked about beforehand, but never occurred to me. I will absolutely annotate that for future properties and PMC's that I interview. @Michael Smythe, thanks so much for commenting. I am working with my PMC to try and get a handle on all of the questions you asked. More than a little frustrated with the changeover process with my PMC.

I just had tenants move out from our property 5 months early due to buying a home. We've had the same tenants since March 2020 and we thought they were pretty solid. My property manager secured the property some time after the new year and I initially got a bill for 6500. I have since received another bill for 3500 because someone tried to steal components from the heater and the entirety of the hot water heater. I was completely caught off guard by all of the damage and by the break in and resulting additional damages.

I live overseas and have invested in Indianapolis and was hoping that with these challenging times REIA meetings might move in to the virtual realm. Does anyone know of any virtual REIA's for the Indianapolis area? Thanks in advance for your time!

I chose to go another direction from Birmingham and bought a property in Indianapolis. The numbers worked out better for me there, or I guess should say will work out better there as I just closed on the 27th. I went with Rent To Retirement and was very pleased with the whole process.

I just closed on our very first rental property and went through R2R. I was very impressed with Zach Lemaster’s support and ability to cut through some of the white noise and talk me off the ledge when cold feet started setting in. I don’t know which market you’re looking at, but their Indianapolis team seems really strong and have all been very quick to get answers to my questions and are thorough in their responses. Week one into owning a property and I feel confident in my choice and am jazzed with the numbers I will be getting. Side note, I reached out to our property management team to see their plans for handling COVID set backs and am very pleased with some of their planned outreach to tenants. Very solid organization all the way around. Please don’t hesitate to reach out if you have specific questions and I’ll do my best to answer as quickly as possible.

@Charlie Palmeri, I realize this is many years after the fact, but did you end up investing in Birmingham? I am just starting my REI journey and would love to hear any feedback you have on this front if you ended up pulling the trigger. Danke!
