@Sheila Campbell it sounds like you have had a few possible deals. Maybe you should look into wholesaling a couple deals to build up some cash.

@JD Gunter Also, you don’t necessarily have to sell to get your equity out. If the numbers work it may be better to REFINANCE. As long as it cash flows after the refinance (and it should since you are moving out-there will be one more unit to rent). The nice thing is that you get your equity out but are not paying taxes on the gain. Adding debt is not a taxable event. Just be very careful that you keep cash flow and don’t get too over leveraged.

@Charlie MacPherson Hi Charlie, I think you may be proving my point here. About the miss understanding that happens. As a Realtor I’m sure that you understand that a wholesaler may not ‘own’ the property but once in contract they absolutely have an ‘ownership interest’ that supersedes any following interests. Certainly NOT illegal. That’s what I’m talking about... any Realtor(R) had the same opportunity to contact the seller but didn’t have the gumption to go through the effort. Please don’t take this as a criticism. Many sellers out there don’t want to go through the traditional sales process for their own (often very personal) reasons. Investors offer a service that often bridges a gap between the traditional sales process and the quick and anonymous processes that investors offer. For example, hoarders are embarrassed for their situation, or people with sudden financial problems don’t want to explain their situation to neighbors. All I’m saying is there is room for all of us to exist together. I am an investor who is one week away from getting my Real Estate license. I want to understand both points of view because I will be on both sides of the fence. Please follow up with me on this. Thanks!

@Mitch Messer Thanks for the response. You make some really great points! As professionals we all need to respect each other (time and reputation especially). The reason I am getting my license is predominately for quick access to market data and eventually dispositions.

Hi everyone, Just a quick question for you... FIrst of all, I am starting out as an investor. I have invested in the past and was a licensed RE agent for about 10 years. That was several years ago. Since I had my license in the past I have decided to get it again. While in my RE classes, there seems to be a lot of resentment towards RE investors from the RE agents. What do you think causes this? Is it just a lack of understanding? Or maybe a few bad experiences? Fear/insecurity? What do you think?

@Danielle McClelland I just turned 50. I have considered investing for several years but just got serious about it. Working on my first deal now. Don’t let age bother you, everything happens at the right time for each of us. If I started earlier I really don’t think I would have been in the right place mentally.

@Melanie Hartmann best of luck! You will do great with that kind of determination! I am starting out part time, but I’m the only income so I don’t have that flexibility. I am already making some headway part-time so I know you’re gonna do well going ‘all-in’!
