Thanks for the responses!  But what would you do for a tenant that is not in good standing (i.e. behind on rent/in the eviction process)?  I'm sure they'll find out that I gave gift cards to the other tenants but not to them...

I have a 7 unit property and wanted to get gift cards for my tenants for the restaurant across the street (don't worry, I would say "Happy Holidays" in the card).  Anyone see an issue with this?  Also, I am currently in the process of evicting one of the tenants - should/can I exclude him from getting a gift card?

I'd be curious if anyone else does something similar to this.

Thanks,

Paul

I'm looking for a good real estate lawyer who knows Howard County, MD for lease reviews and other general legal advice.  Any suggestions?

 Hey Russell,

Thanks for the note. The property is in Savage, MD and I'm currently working on some rehab. Could use some recommendations for great contractors and handymen if you know any!

I just closed on my first multifamily rental property (7 unit building in MD) and have caught the investing bug.  I'm currently looking for a path that can allow me to quit my engineering consulting job and invest full time.  Excited to work with BP to learn the ropes and leverage my technical systems engineering background.
