Hello! We are moving from Port Angeles, WA to McAllen, TX and I am currently working on getting my family into a SFH home as a primary residence that will work as a rental when we inevitably move in a few years. Hopefully we can be in our new home before Thanksgiving.

For our next goal, I have a down payment for a small SF investment property sitting in the bank waiting to get used, but that won't be happening until early 2022 it seems, 6 months from now. 

Where would you stash this downpayment $30k so it hopefully gains a bit, but also wasn't too locked in or at risk? My bank said the CDs are at 0.02% and I had to ask if the rep was joking.

Great question #2 showed way more comps and had a real confidence to her. Hard to say what is what around here with prices these days but the first realtors had one comp and used the price I got offered from my neighbor as a starting point. I got the feeling they just didn’t know what to make of the market and didn’t want to over shoot it

The current realtors showed us 1 comp and used the offer my neighbor gave me for the house as a starting price point for the listing and said we are good to go easy peasy let’s make a little money.

The new realtor gave us some work to do to the place to get top dollar, showed 6 comps and came up with a price that was $50k higher and sounded very confident.

I think #2 might be a bit overzealous but she had a pep in her step and the others were just sort of going with the flow.

Hey BP! After some insistence from some friends to meet their realtor because they said ours were quoting us too low (we are putting our house on the market in 3 weeks) we were very impressed with her and now want to change.

The realtors we are in contact with now, no paperwork started yet just talks, helped me buy this house and it’s a small town and I don’t want to be rude or have realtor drama because I thought we had a good thing going until today.

Any advice to telling them politely that they got outdid and im moving on?

Hey y’all! We are about to sell our 2 bed 1 bath in Port Angeles, WA and Im curious how the comps of $/square foot affects other property factors.

For example. The 2:1 across this small town might be sold at $250/square foot and the realtors bring this up when pricing our home, but we have a 1/4 acre double lot near the coffee shops and a detached garage and they don’t. Where is that reflected and how do we (or should/can we?) ask for more because of these perks?

I read a few real estate books and starting browsing BP for a few months and got inspired. In an effort to increase my income after realizing I wasn't going to be making decent wages for financial independence at my low paying hourly government job, I made a vision board / specific life plan with my fiancee and then an opportunity came and I left WA and am now in Denver on a 1099 as a solar panel sales rep. The sky is the limit if I can get the ball rolling and its the most exciting and challenging thing I have ever done. I was a helicopter tech in the Navy, then a wind turbine tech, then a wildland firefighter, all blue collar stuff and now I'm here so this world is completely knew. If anyone has any advice for a new salesperson barely keeping afloat, or any content like books or podcasts to help me jumpstart my knowledge and mindset it would be greatly appreciated. COVID sure has made traditional door to door sales quite the ethical conundrum.
