Thanks @Brian Eastman.  Looking at California and Oregon.  I'll do a little more homework with my states of investment, the banks I might use and insurance company before proceeding one way or another.

Sorry if this has been answered elsewhere - I have a generic SDIRA through New Directions and am looking to switch to a Checkbook Control SDIRA because of fees and some investments I'm interested in exploring.

I have a family trust and have had LLC's in the past. The LLC had some extra work involved vs my simple trust.

My question: for a checkbook control SDIRA what is the reason for using an LLC vs trust? (beyond liability). A trust would be less expensive to set up and maintain and simpler. I see though that most people are using LLC.

Hi there.  I had a quick question about selling a property.

We lived in our residence for 5 years, then because of a new job had to move away.  In our absence we rented the house out for the past 2 years.  So over the past 5 yrs we met the criteria of living in the home for at least 2 yrs.  Our tax preparer has told us that the 2 yrs must be the last 2 yrs, so the exception does not apply to us.  This is inconsistent with my understanding.  Any assistance is greatly appreciated.
