@Maggie Mendoza Hey Maggie! Hopefully I will see you Today at the meeting! You guys seem to be doing really well which I'm glad to hear :)          The credit cards as a down payment strategy always seemed risky to me, but it does seem that a lot of success stories start out that way

I thought about renting out, I am getting married in March. I'm unsure how my Fiance feels about roommate, we have had them since we first moved in together two years ago, we were looking forward to the privacy haha.

I have already started step 2, through I feel like I am still assuming too much when it comes to the math. 

I'll have to pick up Jay Scott's books. 

My first monthly REIN group meeting is this Thursday (seems they only meet monthly, is that normal?)

How can you tell when a property is distressed? It looks vacant or in need of repair I would assume.

You're right I could see how that might get complicated and would need some assumptions. The strategy would have to be laid out so that everyone would get around the same type of numbers. 

However, starting out with an analysis problem with a house/investment in which there are guardrails of sorts (meaning the assumptions are made for you) could still be beneficial to someone just trying to get the analysis down. Building a strong foundation, right? haha :)

Are there any example properties that a newbie like me can analyze and see how close I come to the right number? I'm saving up for my first down payment and would like to practice :)
