the bottom is what we use and complies with the Texas requirement. 

My policies range from $300 to $1300 and I do not quibble a bit. I do carry $1000 deductables and may increase them further. I want them for major losses like fire and for the liability coverage not little things. And on many places I consider a roof little.

If the only other comp is a house that sold for more than asking price then you are probably in a sellers market.  I wouldn't drastically lowball a property that has only been listed for a week unless there was something very wrong about it. If it had been setting there for a couple months that is a different story.

yeah right now the emails are pretty much useless and I am just deleting them.

What Jay said, and if you have to put $100k into it for $2k rent it is only a 2% deal which isn't that uncommon.

I also invest in the Tri County area west of Ft Worth.  I am wondering if we are getting to the top of the market around here at least in the sub $100k realm.  I am seeing a lot of price reductions and it seems that initial listing prices are scaling back down a bit over the last three to four months.  Still lots of heat in the newer A class and McMansion areas but in the working class $800-$1000 rent range it might be getting a bit more profitable.

@Ken Rishel do you have a list of lenders willing to finance for investors of Buy and Hold rentals?  I know 21st will, but would like some other options.  I mostly deal with already installed homes with one acre lots in semi-rural Texas.  I also do purchases of MHs that I install on my land for rentals (not official parks).

Expect to pay at least $500-$800 a month for family coverage on the open market and you will probably have a much higher deductible.  You might look into the medical sharing services if you qualify.  They can be a good deal especially if you are generally healthy.
