I need to change the date of the Panama City real estate meet-up from (Tues) Sept. 19 to (Wed) the 20th. I'm sorry for the confusion and I don't know how to change an event here on BiggerPockets once it's created, so I just created a new one. I will call BP and see if they can remove the event. Please attend. We always have a good time!!

Kevin, I have to change the day of the meet-up from Tues (sept. 19) to the next day, Wed the 20th. noon at El Jalisco on 23rd st. Hobby Lobby plaza. See you there!!

I love to hear stories like this!! This property went from zero to hero with your vision, elbow grease, determination, grit  and I'm sure lots of hope and patience. I share your experience with tenant destroyed property and know what its like to renovate (which feels like forever) and have the sense of pride when finished and getting good tenants and FINALLY having some positive cash flow. I questioned every step I took, "Is this the right thing to do? Will it be too expensive? Will I get return on my investment?" The truth is, the experience gained is worth all of it!!

I grew up in Dover but left right after HS and still have family ties up there. I also was interested in investing in NH. While researching the area, a couple issues came up: 1) Property taxes will kill ROI. Unless of course the purchase price is so attractive that the taxes won't matter. Which is not the case in NH...for the most part. But specifically Dover, the new >60 Million dollar police station and the (not started) demolition and new build of Dover High School, which is speculated to cost in excess of 100 million will guarantee a major hike to the unbelievably high current property tax rate. Now, let me interject that I currently live in FL (Low property tax) and invest mostly here so I'm not used to high taxes. 2) It's a hot market. Good deals are hard to find. My property manager in Dover emailed me of a 5-plex for sale for $479K. I didn't see the email for 2 weeks. Too late. Was gone in <10 days.

However, Dover is a growing area. I love it up there but I couldn't find anything that made financial sense. Even looking in the areas you (Rick M.) mentioned and surrounding areas (Epping, Lee, Newington, Rollinsford etc).  So, I looked at and bought a property in Kittery, ME. It's right over the bridge from Portsmouth. Why? Taxes are 1/2 of NH and the location is awesome!! I have military tenants in there and all is good...
