Have enough cash for down payment but without an steady income banks won't finance (I guess).

Maybe look for someone willing to invest and get a 10% ROI annually + split profit after sold?

I'm currently unemployed since I decided to fully invest my time into Real Estate. I'm still waiting for my RE license to get activated but in the meantime I would like to invest on a multi family property, move in and generate some cash flow.

How can I do that without an steady income to proof?

I'm Paul and have 8 years of experience on the restaurant industry in NYC. 3 years ago moved to Union City/NJ and now I'm eager to learn as much as possible of my new career as a Real Estate agent. I will greatly accept suggestions and info about how to access to capital, find good deal and flip properties.
