If you're going to need cabinets more than just once, then it would be worthwhile to check out FX Cabinets Warehouse in City of Industry. Their styles, prices and quality are unbeatable, and they have huge stock. Every SoCal rehabber I know uses them. You'll have to set up an account to access the online price list.

I moved to Mooresville last year from Southern California. I had flipped a lot of houses in Riverside County. Shortly after moving here, I found a good deal in Concord and did a nice rehab. The buyer used an inspector who did a better and more thorough job than any inspector I have experienced in SoCal. I thought enough of the guy that I used him for my personal home on my builder's warranty at one year. He did an awesome job on that. His name is Tom Davis, Davis Home Inspections. He's in Concord.

I just looked at Mr. Hartman's site and read this: "Judicial versus non-judicial states"

"When you are managing properties in, for example, California or New York you have to go through the eviction process and likely have to hire an attorney to do that. An eviction in California or New York, both judicial states, may cost you thousands of dollars where an eviction in the Florida market might only cost you $200 or $300 and a couple of recording or document fees to the county. Somebody in Florida can be evicted within a month."

There are a few errors in that statement.

 Thank you. I'm very familiar with Milgard – used to use them for new construction in Riverside County. But now I'm in Charlotte, and I don't want to pay Milgard prices. I know there are more competitive approaches in replacement windows than having to go Milgard.

I have years of flipping experience in SoCal but only started doing this in Charlotte the past few months.
