I am partnering 50/50 with a family member who will be a hands off investor - they provide the capital and I manage all daily operations. I am forming an LLC and am wondering if we should both be included on the business or If I should be the sole member of the company. I am forming this company with an attorney who will be able to answer my legal questions, so I just need some financial guidance. Unfortunately, my CPA is slammed due to tax season, so I am hoping to gather some helpful knowledge from the forums. As a young RE investor I appreciate all of the advice I can get, thanks.

Hi all, I am 22 and about to purchase my first home. My plan is a live-in-rehab/house hack.

My question is about financing: should I put the minimum 3% down and obtain and FHA loan and therefore pay mortgage insurance, but have more cash on reserve for safety and future investing? Or pay 20% down to avoid mortgage insurance and have more equity in the property.

My plan is to buy at least one other single family residence by the end of this year using the BRRRR method. I also plan to sell the property I am house hacking after 2 years and repeat the process.

Any resources or insights you can provide for me would be greatly appreciated.

I am buying my first property and have enough cash to cover the 20% DP but the property needs some rehab work to increase the value and I am taking a private loan to enable this. Hypothetically let's say I purchase the property for $300k and put my down pmt of $60k. The house is now mine and I begin renovations with the 100k loan. The renovations are complete and the house ARV is now $450k. What should my next step be? Refinance with a cash-out loan to pay back the private loan? I'm fairly new to this so if there are any important details missing I will add them as requested.

* I plan on house hacking this property and using it as a live in flip. I am 22 and have a good network of friends who I wouldn't mind sharing a house with. I am trying to create a spreadsheet of calculations so I can determine which property will be the best investment.
