IS THERE A WAY TO BRRRR WITHOUT W-2, 2 year self-employment, but ENOUGH TO BUY PROPERTIES FOR CASH?

After reading Rich dad, Poor dad, I decided to leave my W-2 and start a construction company, which is doing great. Bumped into BP and life forever changed.

Now the problem that I have is I'm ready to BRRRR with enough capital and monthly income for South Carolina, (Greenville area) but won't be able to refinances with regular bank and repeat the process as fast as I want to.

WHAT ARE THE OPTIONS? Don’t want to Wait for 2 years of history or just flip.

Hi Damian,

Are you BRRRRing the properties ? Or just flipping ? My dilemma is I have the capital 60k and can get more, but I would rather BRRRR than just flip, but I don't have a W-2 for long enough since I started my company about a year ago, but don't want to wait longer...

Any suggestion as to what I can do?

I have been listening and reading a lot on BP forums and podcasts and one thing that keeps on repeating is that people cannot find a good contractor. Contractors are known as unreliable, unresponsive and etc. Definitely would love to show that not all of us are created equal. If there is anyone who is looking for a general contractor in the area from Seattle to Tacoma, I would love to connect. We are licensed, bonded and insured and have been working with house flippers in the area more and more often. Here is a picture of my family and some of the recent work we have done. 

Bathroom remodel. Beautiful deck. House with over 40 holes in the walls, no problem. Doors, trim, and casings replaced. Mud shower and tile, beautiful and on budget. Picture of my little family. We are here to serve you.

My plan is to buy my first property around the end of summer in KC, MO. Heard the property taxes are cheaper on MO side.

I am a contractor and I would like to BRRRR the property. So I would have to find a Hard Money lender ? And then find the bank that would be willing to refinance after I'm done with the property? And if the bank is not willing to refinance then just don't get the property? Please help.

What are some of the things that I should be doing to get ready for that first OOS investment to minimize the risk of getting screwed?

Then find a property management company?

I want to be fully ready to fly in,inspect, purchase, rehab, refinance and rent out, leave back to Seattle.
