@Charles Day, I've learned an unlicensed Real Estate Agent's Assistant can get MLS access.

I've been researching subscription services. Maybe this table will be useful.

@Pam Pujo, I am still working on financing options myself, so no final answers but here's what I'm working on:

Conventional mortgage for best rates on the real estate.

Conventional business loan for best rates on the business, if you buy an existing business.

Otherwise, angel investors for a new business.

Option: private money or hard money lenders, short term until I can secure conventional loans. 

Interest only is nice if you can swing it, at least until you start showing a profit.

I'll be talking later this week with a local who does syndications. 

Partnerships (active and passive) are another option (exercise the usual precautions).

That's all I know at this point. Hope this helps.

@Scott Hamilton, I just returned from @Gene Guarino's "RAL Academy" in Phoenix.  Six people from my town went. It's a great foundation. If you go, I recommend you do some research beforehand (just enough to get stuck, and just _short_ of buying a place). If you do that, what they offer will be priceless. 

@Randy Campbell Sr, I envy you for the access you already have to them.  And I want to thank you for your congratulations.  It's a tremendous encouragement to me to keep moving, and just do the next right thing!
