I am currently looking to purchase a property to use as my primary residence (first time home buyer). I qualify for down payment assistance and mortgage credit certificate, so I was going to use those benefits to get some equity in the property along with trying to buy below market price. My game plan is basically BRRRR. But after reading a few posts about refinancing I realize I don't know as much as I thought. Is there anything I need to do now, with my lender, to insure I will be able to refinance or use HELOC in the next year or two? Should I do anything differently when filing taxes for the first time after purchasing?

You would decide how much to charge tenants assuming they are new tenants. But you want to look at the market to find a fair price.

Percy N. This is their goal I believe. I encountered a post like this. $700 a month for a 2 bedroom house right on the edge of town. But that is still super cheap for this area. I contacted them and they said they were out of the country doing some honorable charity work and would mail me the key after I mailed the deposit and first months rent. LOL nope. But as far as for sale properties, I have no clue their goal. Maybe hoping someone will send them a down payment??

Thank you every one for the responses. I made my first offer on a 4/2 property in south east Austin last week but there were competing offers and mine was not accepted. Oh well. At least I got some experience out of it and am looking forward to the next potential property.

Good afternoon BP! I come to you from the great state of Texas! I work full time (weekends) as a CNC machinist and part time investor. I am not a complete noob to the concepts of investing, but I am when it comes to REI. I am currently working towards purchasing my first RE project. My goals and personal skills point me towards the buy and flip and or hold side of things. If anyone on BP has any experience in the central Texas area (Austin, Round Rock, Cedar Park, Pflugerville, Georgetown, Leander) I would love to pick your brain and possibly bounce some ideas off of you.
