can anyone be more specific? What are the renters like, what's the rental income/price ratio like? Issues?

I am a big fan of ozone generators, and hey aren't that expensive. Go to a a hydroponic supply shop (i.e. Store for people who grow weed, trust me, there is one near you!) they'll have options for 200-500 that will do the trick. Remember! Ozone is sufficient quantities is toxic! Ozone works by chemically neutralizing he odor molecules. So, if you do have a poor creature in the walls, he will eventually put off more stink. You could always drill a small hole in the drywall and see what odor comes out.

Talk to a plumber or water heater specialist. They will tell you tankless have a much lower yearly cost ([initial cost+operational cost]/usable life) than a tank water heater. They just don't break, because there are few moving parts. But yes, they cost significantly more. However, you will be saving money long term, and your tenants will see it as an upgrade. Do not Install if you pay the water and/or gas bill! Unlimited hot water without fiscal responsibility is a bad mix.
