Hi all,

Looking for a place to hang my license in central NJ. I’ve been investing for a few years and know ins and outs. I just passed the state test and need a broker sponsorship to apply for the license.

I work full time and I am very happy with my day job, however, I am very passionate about real estate and will be doing this in the evenings and weekends. I’m mostly looking for flexibility and ability to work remote and hustle my own hustle. If I can eventually move full time into real estate, that would be my goal.

Hi all,

I just passed my state test and getting background check completed this week. I’m looking for somewhere to hang my license in central NJ. Any recommendations?

I’m looking to do this part time in the evenings and weekends. My own home will be first listing that I plan to list in the next couple months. My investment property will be listed shortly thereafter.

@David M. Thank you so much. This is what I thought too. So I should be okay just signing up for the course, getting the exam passed and then applying right?

I do want to join a broker and then work evenings and weekends if need be to get the experience. I have structured deals for family and friends but I guess I officially want to do it.

Is there any online platform for these classes that you would recommend?

Hi,

I hope you are all keeping well.

I’m looking to get my RE license so I can moonlight in the evenings and weekend to pick up experience and extra income. I have been investing in real estate for 5 years now and have a deep knowledge.

Can someone guide me on what steps I need to take to get my RE license? I have seen various (sometimes conflicting) information. My plan is to enroll in an online course to fulfill the “education/training” requirement. The part I’m confused about is: do I need a broker to sponsor me? Do I need a job lined up?

Any guidance you provide will be super helpful.

@Matthew Campbell are you okay? Jeez man, get some help. How do you get “insulting you and your family” from my comment?

All I asked was if you did an independent inspection and from your post, it sounded like you didn’t. All I did was suggest that going forward, do your own due diligence and get your own property management company by doing the said due diligence.

If you take offense from my comment, that’s on you, not me. This was hardly criticism, and if you can’t even take that, you are in the wrong business buddy.

Please, see a doctor, talk to someone, it will help with the obvious stress you are going through.

@Matthew Campbell so it sounds like you didn’t inspect the property with an independent inspector?

Lessons learned and sorry this happened! I don’t care if it’s a “friend” or “family”, always do your own due diligence and always get your own property manager. This is what I’ve learnt in just 2 years of real estate investing.

@Matthew Bailey thank you. Totally makes sense. Yes, I will definitely ask HOA to do an appraisal to understand what it's valued at. Appraisals can be such a hit and mix though. I guess the HOA might be working on rezoning before finalizing any deals.

I have scoured the web over the last few weeks and can barely find data on sold land. I have not found any sold data on this street, which is THE street you to be on.

I know reaching out to broker could look like a waste of time to them, which is why I was hoping someone from here could chime in or could help pull comps.

I bought this property in this location with then intent of living here for the next 10-15 years and I would only accept an offer to get bought out if the offer is good enough for me to buy another property in the same location. The issue is, there are absolutely no townhomes in this area, just condos.

I guess I'm looking for sales comp data because I'm hoping to be ready for what may be coming. I bought a property in a townhouse complex with only 12 units. The property and the complex is on prime land. The HOA is considering selling the land to a developer and thus the developer would "buy out" all the owners. HOA is working on rezoning the parcel.

The initial number mentioned that each homeowner would get seemed low based on the little I can find on loopnet for value for this size land in this location. I guess I’m looking for as much ammunition and research to understand what the developer may potentially pay for the property and what a fair price for me to ask would be.
