@Herman Sin, it was very minimal. I protested tax for multiple properties and saved $16 for one... I think it's just the nature of the current market and properties have appreciated.

@Dan Hunter I just received a letter from another company called Texas Tax Protest, which is different from the company I used previously Texas Pro Tax although their reviews are mixed on Google and yelp the reviews are not good. @Ryan Kelly thanks for the recommendation on Home Tax Shield! I will check it out!

I am looking for a recommendation for tax protest service in the Austin Area and San Antonio areas. I had used Texas Pro Tax in the past and then didn't protest last year (2020) as they wanted to charge me regardless if they were able to protest successfully (which was not the case in prior years where they would only charge if they successfully protested my taxes).

My insurance for my property in Cape Coral, FL property has increased significantly. I would like to shop around to get a better price. Appreciate any recommendation for agents or insurance companies.

@Frank Oppedisano, umbrella is not used to avoid having an LLC, although you will see there are a lot of debates about LLC vs umbrella here on bigger pockets if you do a search. When accidents happen, an umbrella policy provides extra insurance overage above what your personal auto or home insurance overs. An LLC, protects the personal assets of the members of the LLC from liability directly associated with dealing inside the entity. There isn't a one-size fits all solution. It varys. I see every investor has a unique set of circumstances and different appetite for risk.

I ended up not buying in Dallas and invested elsewhere. We have friends that use Oneprop.

I am shopping around for umbrella policies. What is the best company for a stand-alone umbrella policy? Or does anyone have a good package policy for home, auto, umbrella that they like. I need the umbrella to cover rentals in Texas and Florida and primary and autos in California.
