I appreciate J Scott's detail, that would have made sense to me. I don't believe he has his own money right now. Knowing that, I would be hesitant to sign a contract with him and not the investor. We have been in that predicament before.

Would this person be called an "Investment Specialist"? He sets up the rehab contract between the investors and the general contractor (the GC is designing, purchasing materials, supervising the project and bringing it to completion) ~ Why would he set up the contract with the investor and not himself if he wants to control the project and not have the contractor communicate with the person he has the contract with? (in this case the investor). What is standard practice?

Is it possible to be an agent / flipper(??) Could he be an agent separate from having a back end deal with the investor as a flipper to earn the 40% of the sale?

I just checked, he is licensed real estate agent. But, does not advertise him self as such ~ his title is "Investment Specialist"

He is listed as a "salesperson" under a broker.

Is what he is doing legal?

It's actually the "investment specialist" who is blocking the contractor from the investor with whom we have the contract with. The "investment specialist" claims the investors of his clients though, we, the contractor have the contract with the investors.
It IS starting to smell funny, it seems he may be getting nervous that he may not be needed??

We are a general contractor we design, build, permits when needed, manage and stay in a very tight budget.

The "investment specialist" put the contractor (us) together with the "buyer/investor". Our contract is with the investor, the "investment specialist" doesn't want the contractor to have any communication with "his client". Not much of "construction profit" in these jobs and we bring them in under or close to budget after BINSR items. The "investment specialist" is making 40% of the sale price plus bonuses (which we don't have details on). In this case the "investment specialist" seems ot be making all the $$ but has minimal liability.

We have no written agreement with the "investment specialist" except that he wants us now to sign an agreement that we won't communicate with clients (remember - that's who our contract is with)

I am wondering if anyone can tell me the role of an "Investment Specialist" in buying / renovating/ selling...Are they usually involved in the remodeling process?
