Thank you Joel, we have three boats(non workable but fixable, and three trailers plus a old Nomad(we have a tenant there now, leaving the ist, paid up too) and a camper trailer, hard to move them to a storage unit....all of our sheds except the tenants is locked and we told him before to at least close the gate.refused, he does not even have a vehicle. On the rental month to month agreement, we stated we are giving him 3 keys, two to the house one to the gate....again we are doing the best we can with no funds and no help from any family/friends.He signed the rental agreement and intialed where he was supposed to pay and what he is supposed to pay and when...He to me is a scam artest and a thief.....we are on ssi and social security, we hope in the next 6 months to sell the property as we are tired of helping/letting low lifes in our lives....again thank you(for your help)

Thanks for all of the imput....I will not bother the form any more except one last statement and then a question...We locked the gate on the side of the renter as he does have a key....due to the B and E (breaking and entering) done last week which we believe was done by the tenant...(sheriff report filed)we have not given him the 3 day notice or quit, even tho he is now one month behind(due yesterday) do we have to leave the gate unlocked? as we are worried about theft now....Thank you again....no more questions....we hope to go next week and get and unlawful detainer...PB

@Joel Owens, the rental was for one single wide mobile home with car port and one shed(emptied for tenant) He has trashed the mobile home and he has trashed the one shed....we are not allowed in the mobile home and the shed......(shed not locked)he has b and e (broken and entered) on other shed and stole a old tv....Sheriff report filed and he has treatned us(sheriff here to hear it) that he will own this property and will live here free for 90 days or more....Wed he called the sheriff and two cars came up because he told them my husband locked him out, not so he had the keys in his hand and my husband opened the door and that to me was a false call to the sheriff office.thank you for your imput, we are kinda of screwed right now till we can get a un lawful detatainer.....he was given several verbal notices and a three day notice which we just took down....he has full acess to our property and this is not what we want....thank you for reading this....sorry forum..

@Ken Latchers, yes we did have minimal understanding of what we got into and we will pay dearly for this....no one out here will help us and the tenant just harass me on my cell phone. My husband had talked to the top sargent involved in the area and now they are treating us like we are the criminal here, I just needed some kind of lay advice as we are on ssi and social security and just needed some help....family will not help and we know have no friends out here...after he finally gets evicted we plan to sell the place.....and move on....thank you again all for your imput...and K Marie Poe, thank you for your special imput along with you John Holden and Nathan..

thank you for all of your advices, we gave the 3 day notice and will wait....gate is unlocked.....this person is a scammer and a thief and again thank you....we hope to sell some old boats (no working) so we can get the gas money and fee money and serve the low life tenant a 30 day legal notice, even tho he has vandilised our property and the cops(sheriff) can and will do nothing.....

Thank you John for your advice,we are trying to connect with a land lord attorney, my husband has gone out and unlocked the gate, mobile home and shed he has access to .....he was allowed one shed and has broken into our sheds.....we cannot even leave our property...we hope to sell a couple of old boats( non workable) and go to court on Monday.....I have run a across low lives in my life and i am not dumb or ignorant, just we were scammed and it hurts....and yes I believe some of the sheriffs down here are corrupt and will not even listen....the tenant is we believe also on drugs....John, I used to have family in Wheatridge XXXX W 38th street for many years....I think my cousin still lives there...thank you...PB

thank you both for replying but we are really screwed.....this guy is a low life and we just made a gross mistake.....the sheriff said they refuse to come out even tho the sargent the other day said to call when we put the three day up.....also we locked the gate, do we have to unlock it, that is all I will ask again....( vandalsm to mobile home and the sherrif said if he is locked out we will be fined) He called the sheriff two days ago and said we locked him out, we did not and he said only one last question,,,,,do we have to unlock the gate.....cannot get a 30 day notice till next month.thank you no more questons

thank you for replying so fast.....the security fee (which is on the rental month month contract) the tenant was to pay every two weeks.... we said we would work with him on it...lost his job and his vehicle..( really not our problem). we threatned three day notice and he said see you in court....he vandlised and stole and there is a police report on the theft(b and e) and the sheriff does nothing....two days ago he called for two sherrifs to come out because he said we locked him out....he had the keys....we were told we would go to jail if we called again....sheriff does not care...ie we are the criminals....unfornatly no backgrown check as he did have a full time job for over a year and he an electrician by trade. we have probable cause to go in to the mobile home but the sheriff office said until we get a 30 day notice (court) we cannot enter the mobile home and the shed....he signed the rental agreement month to month to be paid on or before the 15th of each month. he is a thief and there is also a possible court case against him for commercial robbery(stole from his old job). we have no money as we are on social security and ssi and the nearest court is about 40 miles away....we did put up the three day or quit notice up today as it is the weekned. we believe he is into drugs and messed up and he is again a liar and a thief(sorry) but when you give a person a chance you just cannot do that any more....damage is extensive inside mobile home, brand new door broken, flooring damaged 3 windows broken door to refridgertor broken...we did give him a verbal notice when he did pay the last month's rent, his comment I will make you lives miserable if you got to court and I will own this property...I have said enough as we are totally broke and thank you for giving us some insite....we will not able to rent this mobile home out for a very long time...we do own the property out right...yes he should have been gone last month...thank you again PB

We are owners of a property that has a mobile home and a shed we rented out on a month to month rental contract....Tenant owes today for last month and was late for the month before: has been argumentive toward landlord and wife and has threatned us with a restraing order and say he will own this property. we are on social security and have no money to get a 30 day notice, have three day notice to pay or quit, with additional amounts of vandalism. He also stole from us (stealing from sheds and the property) His rental agreement: only for moble home and one shed. Please help.....we are charging the tenant now $5000 in damages to the mobile home, jackuzzi(sp) and roof of mobile home. mobile home was pristene when he moved in on April 8th of this year.....broken window, broken front door and floor. ripped up....charging on 3 day notice rent due, security fee(not paid) and electric bill(all on rental agreement signed and initialed by three people...landlords and tenant.....
