I am hearing the nightmares and can only lower my head.  I'm a contractor who took on a 203k project for the first time.  I understood that I would be reimbursed and no upfront funds provided.  I installed a new roof, rewired house, demo, stabilized stairs and ordered new windows before requesting my first draw.  The consultant assured me before I took the project it would be a quick turn around of funds.  Nearly a month after my request, I still have no funds although the lender says within 48hours!  No answers from the lender, who refers to the consultant. No answers from the consultant who gets upset because I emailed the lender's "Draw Coordinator"! The first time homeowner is told the same thing because we are calling them together.  This is a nightmare but my trades where paid as well as my workers.  At this point the homeowner and I have no idea what to do but be more careful going forward.

To say it simply, most parts of 09 and 08 are not very desirable for potential good tenants. Mainly due to high crime rates and lack of an enticing "walkable" factor. However, there are overlooked pockets that can be profitable.  I have several rentals and a couple of very buildable lots in 08/09.

You have to go into sleuth mode.  Once you have checked public records and found the owner's name you also find other pertinent information.  I was able to find an owner on Facebook and I sent him a message.  He responded and I got the property.  I have also tracked an owner who was in prison for 10 years.  Sleuthing is time consuming, so make sure the property is something you really want to pursue. Hope this helps.

I read daily within two hours before I sleep.  I was told people are able to retain information easier if inputted just before bed.  Of course, I read books or mags relating to real estate or construction.
