HI Dave thanks for your responses. Yes we would be selling one and buying multiple replacement properties during the  1031 time period. I don't see us buying anything before the sale of the property. Good advice on the QI. You mentioned "To avoid issues with identification list..." what type of issues may come up. Were focusing on turn keys for now.

HI everyone, I'm beginning a 1031 exchange and selling our condo in CA to diversify into multiple midwest markers. 

If you have done a 1031, closing on multiple properties at the same time, what is the single most important thing that an investor needs to know about doing the exchange. The obvious issue of timing has been drilled into me by just about everyone. So lets go beyond that please. Im looking for real life experience, the good, the bad and the ugly. Thanks!
