If you can't meet your tenants to screen, have your property manager meet your tenants with their pets. Ask them to display some varying levels of obedience training. I would recommend going to petco and petsmart (simply because they are everywhere) and find out when the dog training sessions are. Meet the trainer, and work a list of simple obedience commands that the tenants MUST be able to perform for you or your property manager. Also ask those dog trainers what some warning signs should be of destructive or aggressive behavior.

For exotic animals, I would take it case by case. I typically would never consider a caged animal (reptiles, turtles, etc) to be categorized as a pet, at least in leasing, however bigger birds for example can be very destructive.

Hi Kana and Kana's husband! I am also a real estate newbie, but I have just discovered the power of real estate investing and have been trying to immerse myself in it since hearing about it for the first time only a couple of weeks ago. I actually only just received my real estate agent license in early June, and while I was learning about my local market, I found the BP community and have just been going down a rabbit hole of information. So I am happy to be here and excited to learn everything I can!

Covid has affected Phoenix, Az very strangely. Our busy season is normally March, and then in July we start to see the market slow down (because nobody wants to house shop or especially move in during 110+ degrees). This year, because of Covid, this July was the busiest month since Fall 2018. The good news here is that if this rate continues, our Fall this year will see very typical year over year inventory/sales for the time of year.
