@Patrick DiDomenico I have actually talked with the developer that built the complex you have pictured and have done extensive research into it about 2 years ago. Last time I talked to him they were still in construction process and did not have ROI numbers yet. That complex is located in South Texas

@Jim Cummings that’s very interesting. With turnover being in May/June are the units sitting vacant (vacant in this context meaning no income) for possibly 3.5 months? 

Also to piggy back off what you said I strongly agree if units are not rented by mid August then there is a high possibility it can go vacant for months and possibly even a year. 

Luckily with the increasing number of jobs we are seeing homes lease in the “off season” more often in the previous 2 years than we in the past.

Gotcha! Turn season mid July to mid August typically. Honestly most students at TAMU don't live on campus and tons live in single family homes. In my experience majority of single family home rentals are not Ph.d and Master students either... The reason you are seeing so many for rent/lease signs is due to how over built the town is now because all the student housing developments. i.e Parkwest, Aspire, The Barracks etc..

I've been very active in the real estate game just not active on BP and I was concentrating on things I shouldn't be. 2 weeks ago I met @Joe Scaparra while searching for multi-family homes here in BCS. We talked for a good while and recommended I start getting active on here because it could accelerate my business that much quicker.

Good afternoon y'all! I have used direct mail marketing for our sales business to market to our farm area with great success and I would like to start using the same method to find deals to find. What is the most successful way to write the letter to get a response? I have looked into some hand written (typed) companies to make it look like was hand written. These companies were Handiemail, Inkly, Bond and Handwrytten. Has any one had success with these?

@Joe Davis The market up here currently is pretty stagnate when it comes to rentals. There has been plethora of large student housing complexes built around and south of the university that has flooded the market. As the university expands and Rellis gets finished up the market will even back out; I foresee that being a few years out. Coming the next couple weeks I can foresee multiple property be put on the market due to vacancy.
