In NY it is now against regulations to use a tenants past court records

i believe if they gave you notice of non renewal, that would take the place of any notice that you have to give them. however, after their lease expires, they would become holdover tenants.  They are not entitled to a month to month tenancy.

Thanks for all the replies/info..some other properties I have been looking at, looked as if some of the maintenance was being deferred/neglected. Parking lot and exterior.  and as mentioned above, there is no drive thru, but neither is the other closest location.  the new starbucks a few miles away does.  Thanks again

Thanks Tiffany, I see some listings(CVS or Walgreens) stating that they will not be renewing or exercising their option when the lease expires in 12 months, so does this have to be disclosed, how far in advance are these decisions made?.  Yes this dunkin is on the going to work side in a high traffic count.  I am planning on doing a review of their financials if I move forward, I heard financials can be supplied by corporate?

i'm interested in a dunkin, the lease expires in 4 years with 2 options periods to renew.  who can I contact to determine if they are going to renew the lease? I've seen a few go dark on long island.  can I contact corporate?  would the owner/lessee of the dunkin know?
