My girlfriend and I are looking to relocate to the Yuma, AZ area in the next 12 to 18 months from the Chicagoland area. We are both Marine Corps veterans, she was stationed there. My goal is to be a landlord. One thing that is as guaranteed as you can get is renting out to active duty military.

If you have a problem, make the call and say "Good morning 1stSgt, Lance Corporal Gomer Pile, didn't pay me rent." "Roger that, he will pay you within the hour."

I feel as though it's a solid strategy and in NO WAY am I going to put a fellow Marine and their family in a slum.

I have the biggerpockets.com pro account, I am using the calculators and I have NO idea if I'm the right track with my analysis.

1. Is anyone investing in the Yuma, AZ area?

2. Does anyone rent to Military?

3. Are my calculations solid?

4. Give me some crazy stories on how you secured funding.

@Kim Meredith Hampton yes, I have spoken to pest control and have used some of those products. They have been found largely ineffective, but most importantly they are highly toxic and we have a 2 year old little maniac. We would stay with my mother for a few months and then decide where we are going to go.

@Kim Meredith Hampton I have put down all sorts of snake repellent. It doesn't work and I am having panic attacks. I don't know. I am trying to work it out with them.

I am currently renting a home in the Chicago suburbs, I have a SERIOUS snake infestation. If you saw me, I look like an extra from Braveheart, but I am TERRIFIED of snakes.

They are all over the outside and even in our basement. I walk around constantly on edge and it is really affecting me. I don't want to be a jerk to the landlords, but this is unacceptable and based on conversations with them, I know they were aware of this.

I cannot stay here. I want to break my lease, I have 3 months left. Have been a good tenant, including upgrading the home by painting and doing some light plumbing and electric.

Any advice on how to proceed would be greatly appreciated.

@Will Barnard I am a handyman, former Marine, going to school for construction management and can talk to anyone. I feel like I have so many assets that would make me a good wholesaler, but I just get the impression that it's attracts some sleazy folks.

Any recommendations on where I should direct my focus?

My girlfriend was stationed there.  I have never been there though.  I run a handyman business in the Chicago area and know my stuff.  Arizona is obviously growing as other states are contracting, I am trying to determine what the market and population projections are and where the money is being made when it comes to real estate in that market.
