I got a VA loan for my personal residence. I didn't have a down payment or pmi only had to pay the funding fee in the loan. If I knew what I know now that you can use it to buy up to a 4 plex as long as it's owner occupied in one unit my landlord says would have started earlier.

Hey everyone I have been reading and listening to podcasts on BP for quite some time now. I have finally convinced my wife to sell our current house and move to smaller house to cash in on this market and take our first step in REI. We both currently work so we have decided to look for buy and hold deals right now in the Middle Tennessee are. Looking forward to hearing from people here and sharing my experience.

I have been reading the forums lately and have started the UBG. 

I've lived in the middle TN area for a majority of my life and interested in getting started with buy and hold investments in this area. Look forward to learning more about REI and meeting local REI.
