Wondering what sort of ROI you experienced folk look to make on a small multifamily after funding reserves and prop. mgt. (cap expenses/vacancy/repairs)? Trying to figure out how much positive cash flow makes for a good deal rather than simply parked money.

Hi, Friends,

I'm a New Orleans native who is now lives OOS.  Would like to invest in multi-family in New Orleans / Metairie area, but having a hard time finding any deals where the numbers work out.   Inventory seems to be minimal, especially in areas that didn't flood in Katrina, and the inventory out there seems to be very pricey.


Has anyone had any luck investing in Southern Louisiana lately?  Would also consider Baton Rouge / Gonzales / North Shore, but don't know the area as well.

Anyone have any experience with investing in rentals in New Orleans?  I don't live there anymore, but know the city well and would like to possibly add a few properties to my portfolio.

Any experiences out there?
