Hi, I also own a rental property in Dover NH. In my lease it states that I have the right to show the apartment if they’re moving out, for refinance appraisals etc. I’d check the wording on your lease

Hi James. Wouldn’t consider myself to be a mentor as I just got started myself, but I am currently house hacking a duplex I recently purchased in Dover NH just a few months ago. @Zeona McIntyre - Fabulous!  You're in Denver or nearby aren't you?  Well ... i would definitely travel to Denver!  I've never been and I hear it's beautiful!  Thanks for letting me know! 

Little off topic Martha but New Hampshire MTR related. I was at a meet up this month in Dover and one investor there works at the hospital in Dover and had mentioned the hospital struggles with housing travel nurses and she was setting up a meeting with someone from the hospital to talk about the hospital setting up housing contracts with MTR’s in the area and she was looking for investors with units to show the hospital the supply that could be provided

@Patrick McCann … this is SO ironic as that is exactly where I am right NOW looking now for properties to both Buy and use as MTR’s and also potentially Arbitrage for that area.  I’ve been a Realtor in this area for 20 years and are now focusing more of my time on investments. There are actually a number of hospitals in our area that are lacking MTR inventory.  Would you happen to have the name of the investor you connected with … I’d be happy to reach out.  Additionally, I am looking for meetups in our area.  Are you involved in any others?  


  I know the woman’s last name was stewart and I believe she said her business name was stewart properties and could be found that way. This meetup is at Chapel and Main the first Monday of every month I believe. Was my first time at a meet up as I’m new to Dover and new to real estate investing.

Hi Kris, I don't have any actual experience with this situation but when I was looking to buy my first small multi in New Hampshire back in the fall 2 different properties I was interested in the seller wanted to stay and rent. One of them the rents were well below market value and the seller expected that's what they would pay and the other was a 3 plex and I couldn't get the financing to work properly using an FHA.

I noticed that as well when looking for info on here about NH, you won't find much but it's a strong market that appreciates and hasn't really had the big price drops that you've heard about in other parts of the country. As far as looking at duplex's on the MLS via sites like Zillow and such you'll see there isn't much available right now. Back in the fall a lot of them had been sitting for awhile but got scooped up at the year end/January. I'd recommend listening to Axel's multi family wealth podcast as he invest in NH he recently had a guest on from MA that invest in NH and it was basically a whole episode on NH

Hi Dan,


also just getting started in New Hampshire. I discovered BiggerPockets around September while researching about small multi family investing. I closed on my first duplex at the end December in Dover. Currently doing most of the work on the downstairs unit to get it ready to rent as well as renovating/repairing the upstairs unit while living in it.
