With the two short sales I've bought I've found that the list price is almost always lower than what the mortgage holder would accept. In both cases though after my initial offer was denied they countered simply with what was left owed on the mortgage, and that was their bottom line. I'm curious who comes up with the listing price for a short sale and what the reasoning is behind it.

I've only looked into doing a line of credit against the property I live in. From what I was told during that process it didn't look like I'd qualify for anything really given my income on paper was low

Just wondering if anyone has any suggestions for financing options for my next project. My issue is on paper by myself I don't make a enough money (25,000) to qualify for any loan or line of credit. Currently I own three homes outright and have a good credit score with no debt. Are there any conventional options available to people in my situation looking to start another project. I thought for sure I would've been able to leverage the houses I have to secure financing for future deals, but that hasn't seemed to be the case. Thanks for any advice in advance.
