 Hey Phantazia!

         I'm also in the Atlanta market as well, primarily using wholesaling as my exit strategy. Feel free to reach out if you have questions or want to network. With Propstream, you just have to select whatever list it is you want to pull from the map view, check all of them on the right ( or all of them ) and then add them to your properties. Once you do that you can go to the Properties tab on the left hand toolbar and export the list or choose to skiptrace them. I hope this helps!

Hey Brandon! I personally would recommend the one page contract from the Flipman. You can find him on Youtube and most social media platforms. Its the one I've used and that many others I know have as well.

@Bobby Masih Ah. Understood. I am not in the know of such practices but I'm sure there are others who are more versed in these matters. I was evaluating it from a simple assignment/wholesale perspective.

@Bobby Masih Hey Bobby. To make sure I better understand the question, would your seller not be happy with the $5k they'd be left with? Are they wanting the entire $15k without addressing the back taxes?

Feel free to reach out, I'm open to working with others to help fine tune and sharpen our collective skills. So far my biggest hurdles have just been not getting bogged down in wanting to know everything right now but taking massive action and learning as I go.

     If you are wanting to find in-depth information out about properties I would recommend Propstream. They have a free 15-day trial last I checked and the services and info provided is unparalled in my opinion. It'll tell you who the current owners or entity is, how long they've owned the property, their current address and you can skiptrace through their platform as well.

EE here. Any engineers in the ATL/GA market interested in working together and networking? Primarily focused on Assignments (Wholesaling) as my exit strategy, open to learning and doing more.

I feel that being an engineer has probably caused me to overanalyze things thus far a lot more than necessary. I'm sure that won't always be the case but analysis paralysis can definitely be a side effect.

@Bernadeau C. Congrats on the Masters in Systems, I've got a BS in EE and I can imagine how tough the Masters was. I, too, am leveraging my W2 to fund my REI efforts
