I haven't reached out to a lender yet but plan to start shopping around to see what kind of down payment... rates ...etc. I'm going to be looking at.  

This year is primarily going to be a education year for me.  I want to try and learn from as many people as possible and read as many books as I can before that first property.  I look at the first one as the most critical to start out on the right foot.  

This year we are getting my wife through breast cancer.  She is going to be okay... but we need to get her through chemo (starts Friday) and then radiation etc after that.  Regardless.... Both she and I are super pumped to get started in real estate as soon as we can.  She is fantastic with rehab and seeing details in properties where I'm better on the business end (at least that's what I'm telling myself).  :-)

Thanks @Daniel Haberkost!! I would love to find a single family house in Falcon.  Although, I don't know that Falcon is "in the cards" right now.  

More realistically, I'd like to find a multi-family down near UCCS.  I might be able to do a "house hack" given I have one kid going to school there.

Do you recommend any one Meetup over an other.

Hello Everyone,

My name is Pat Hanes. I'm a Newbie to real estate investing, and Bigger Pockets from Colorado Springs, Colorado, who is interested in learning more about rental properties.  My goal is to purchase my first rental home in 2020.  The area that I live in has a ton of rental properties primarily due to the large number of military personnel living here.   

What got me to B.P. was Brandon Turner's book "The Book on Rental Property Investing".  What I'm trying to do now is taking what Brandon talks about in his book, and doing the analysis on different properties in my local area and comparing pros and cons.  Also, I plan on attending a local real estate Meetup to try and learn from those around here.
