Hey Matthew. Thanks for the reply. I think initially I just thought Denver was too expensive to get started. Less capital up front... Also I wanted an excuse to go visit florida more regularly. I know that I have some major home field advantages here in Denver... 

Hello Patrick 37 from Denver here. Looking to get started with my first deal. I began my Journey a few months ago when Rich Dad Poor Dad opened my eyes. I have also read David Greene's BRRR book as well as his Long Distance REI book. I feel like I am now beginning to have a grip on the basics, and want to apply them. I am a project manager for a construction company, I build water treatment plants during the day. So the contractor part is going to be my strong point. My goal is to buy my first investment property in Fort Myers Florida. And have it as a cashflowing rental. I probably won't qualify for a loan because i just bought my first house in Denver. I am regularly saving weekly but it will not amount to a downpayment anytime soon. I am thinking that I should start with a few flips to get some capital going... I would rather just get my first buy and hold right away. Looking back, I wish I knew what I know now when I was 18. AH WELL! Time to get started.
