Hey All,

I purchased my first rental property year. It's a SFR in Cleveland that cashflows $250 /month.

While I'm definitely stoked with my first purchase, I feel as if I may have to wait years in order to save up for another property, as I spent a good chunk of my funds for the 20% down.

Just wanted to reach out to the community here and see if anyone ever found themselves in the position during their start, and what sorts of creative strategies you used to eventually scale your portfolio.

We’re you able to see the inside of the home before the auction? And how long did you have to collect funds for closing?

@Ceasar Rosas @Walter Gerson Rodriguez Hello NYC Friends! Ceasar, I am off 30th Ave in Astoria. For better or worse, I’m going after the out-of-state investing route. Focusing on Cleveland right now. We should think about starting an NYC meetup group, if there isn’t one already.

I'm an out of state investor looking at properties in Ohio. An agent I was talking with told me she wasn't allowed to give me her opinion on the quality of the neighborhoods from a few properties we were looking at. 

She did say that she would send me some "information" on the surrounding area, but wasn't permitted to give me her personal assessment of whether this is a good/bad neighborhood.

Are there legitimate restrictions against this for an agent? On one hand, I am pleased that she is worried about ethics, but on the other (being out of state) I would like an agent to be able to tell me pertinent information like this without worry.

I already have a few listings that I ran the numbers on and like, so I would like to move fast and find someone to that can give me feedback on the area, price, etc.

Hey @Heath Ryans thanks for the reply. I miscalculated the water. I had an estimated amount per quarter and represented it as yearly by mistake. Thanks for pointing that out. I was anticipating closing costs initially, but the agent told me there are none for the buyers agent. Also that the lender he put me in touch with doesn’t have a fee. Is this not possible? Or did I receive questionable info?

Hey everyone,

Curious if I could get some feedback on this deal. This would be my first investment. Is this monthly cashflow worth it for you?

The property is in good shape. No major repairs needed. Maybe some painting and new washer/dryer. 

The home would rent to college students as it is near a university.
