Hello BP Members!

I am an upcoming Real Estate Investor in Texas, Specifically in Austin, Fort Worth, Dallas, and San Antonio. I am looking to start off with Fix & Flips and hopefully leverage my capital in the future by acquiring cash flow properties and utilizing the BRRR Strategy!

I currently live in San Diego, Born & Raised in the Silicon Valley (San Jose, Ca).

***I will be flying out to Austin memorial WEEKEND (Friday-Monday) to have a Lunch & Learn on Saturday Morning depending on your availability!**

(On the house by me!) with no more than 6 experienced Real Estate Investors.

What I would like to discuss is, of course, YOUR experience and adventure in the REI world, feedback, tips, tricks, advice, and of course network! =]. I have researched for the past 2 years and I believe this will be the last piece of the puzzle before I dive in at the age of 24 years old!

I have acquired business cards through Fund&Grow (Started in March & Completed 1st round of funding) My first round of funding came to a whopping $29,000 (pretty low!) I have a 748 credit score and all current personal cards I have prior to applying, the utilization on them are below 35% and still only received 29k. I am in the process of doing balance transfers under an LLC. Anyone had any issues doing Balance Transfers? If you have done the BT, were you able to transfer full amount?

To make this short & simple, I am a new member, 24 years old, and hoping to jump into REI this year! I have been listening to BP Podcasts for the past 2 years, and finally thinking about diving in by July of this year after lining up all the ducks in a row and grabbing the last bits of information. I am located in SD, but will begin my portfolio with out of state properties (TX).

Plan:

I will be starting with Fix/Flips. (Purchasing from Wholesalers/PrivateSellers/TaxSales)

Goal:

BRRR properties and build a portfolio of rental properties

Questions I have:

(REFI Question)

Will I have a hard time refinancing with banks when doing BRRR under an LLC? (I have not opened an LLC just yet, but any recommended websites to get started would be great too!)

(TaxSale/TaxDeed Question on Non-Commercial Properties)

I am confused with the timeline of the redemption period, specifically in TX.

Does redemption period start the day there is a winning bidder on the property?

(Lending Question/Business Credit Card)

I have 30k+ in Business Credit Cards under Sole Proprietorship, I have planned on using for any Rehab/Expenses/CapEx.

Looking into Private Lenders/HML for purchasing Rehab properties out of state under my LLC and my question is:

Do I look and get connected with Private Lenders in the specified area I will be investing in?

Also do PL AND HML secure loans on collateral, such as the property being purchased?

(currently don’t have a high income, and was thinking that can be an issue?)

I am currently in the process from obtaining credit through Fund&Grow. I began the process beginning of March 2018, and so far, I have received 3/5 of the business credits offered. The other (2) are still pending, and will have a final decision in a week they said. so far so good!
