Hi! I am seeking  advice. I have been managing my own rentals for several years now. Recently, i have had close friends come to me who want me to manage their multi units. I have been individual that has always looked for advice in alost every area of life. Ive google PA and noticed that a real license is required for "property management". Is there a way to provide this kind of service without getting licensed? My duties would be reducing vacancy, collecting rents, screening/choosing tenants, Maybe be paid on a 1099? Please help

THank you everyone! so far i have reached out to professionals that have a better understanding of this all, and made my tenant submit a application (currently under review) to PetScreening.com. This is a ridiculous loop hole that dirty tenants use and unfortunately it sucks! just have to hold them accountable and stay on top of them in order to protect whats yours!

Hi Everyone! 

I have a rental house in the state of Pennsylvania. Current tenant presented a letter and certificate to have a emotional support animal. 

My lease agreement has a no pet policy. She knew that and now I am getting ambushed after she took it upon herself to travel all over the state to get this letter/certificate from a licensed medical professional  .

I need to know if someone has ever experienced a similar situation? If so, yes or no answer to tenant? Could I charge for additional security deposit? Monthly fee?

I recently bought myself a duplex and noticed that most tenants are turning away because of  one exit door is in the one bedroom. Most tenants have been single mothers and report that this is somewhat scare some for them. I need input on how I may be able to disguise this. I have already changed main entrance/exit exterior doorways to digitized keypad and still has not put prospective tenants minds at ease. please give me some feedback!

I recently found a property in a prime location and it needs “minor rehab”: Minimal drywall work, painting, carpeting, and exterior fence around the property in order for it to rent out. My lender has mentioned about a 203k rehab loan. He told me that I would need to find my own Licensed contractors and pay more of a down payment because it’s considered a “special property”. From what I researched and know about the loan Is the complete opposite of what he mentioned (they provided a list of Licensed contractors and it would be the same FHA down payment at 3.5%). Did I read a wrong source or what?!

@Wayne Brooks I never told him the price or what townhouse I was looking at. Just in conversation I asked if townhouses were okay and he said no because of the rental income deal.

Good day BiggerPockets peeps and friends!!!! So I’m looking at making that first purchase deal with FHA loan. I’ve been looking and analyzing a bunch of multi units such as a duplex, triplex or quad plex and recently in my findings I found really attractive townhouses with finished basements and multiple master suites AND WITH EITHER IF THESE IM GIING To HouSE HACK. Yesterday my lender said no townhouses, you have to show rental income in order for you to be considered for the FHA loan. Is this true? Obviously I’ve been using BiggerPockets rental calculator for my numbers and hoping with that I can convince my one lender. I just need a clear understanding of the FHA requirements and guidelines! Thank you!

@Thomas S. Thank you! I only plan to use the cash for keys as a last resort not to screw other landlords. The only time I plan to use that strategy is if a tenant refuses to leave anD to avoid eviction cost or property damage. I do plan to research more heavily in the laws/regulations specifically to the states im a landlord in. I appreciate your feedback as it gives me better insight with everything.
