I just got off the phone with one of their sales/service people, who happened to be a broker too.

They helped me setup the account, which was rather painless, and took me 5 minutes

Once I set it up, we discussed the FIDO score and how they handle the verification process.

I've already send out one request to a tenant who I believe is being fraudulent, so we will need to wait and see what happens.

I like that they have a plug in or something similar, for Appfolio, so this can be integrated with our app. I also like that we can request that every one fill out the form, so that we aren't discriminating.

Unfortunately there are 'professional' caregivers who are giving out certifications for a small fee. These caregivers are not even examining the tenant for a disability. They are doing phone interviews, one time, then giving them a letter stating that they are recommending 1-3 animals. No follow up visits or therapy.

It would be best if the laws did not conflict. The ADA law should govern all animals. The FHA/HUD regulations need to be nullified. They are what is being abused. I've never seen an ADA certified dog that was fake.

And I would also say that these "service animal" harnesses they sell on Amazon need to be outlawed. The designation for "service animal" is very specific in the law. I see it all too often where tenants or people on the street have a harness for their dog but you know that their dog isn't trained by the way they act in public.

How would the fakers be fearful of this? And how is the service free? Who is paying for it?

I'm in Florida and I have been in the business for over twenty-five years.

In recent months, we have had a high number of tenants going to websites to get an ESA certification. They then tell us that they are allowed to bring 1-3 animals on to the property, with out having to pay a deposit or fees, that we can't raise the rent. The tenants are using the FHA/HUD laws to circumvent the normal requirements.

I knew about the ADA laws and have had tenants in wheel chairs/blind/deaf that truly needed a trained, certified dog, to help them with their daily functions. This has never been a problem because the animals are trained not to poop or pee. They have always been very good animals and with out a need for a deposit.

I know that the airlines are striking back. I am glad they have joined the fight because they bring influence and money to stop this abuse.

Has any one else had this problem?
