I did not request tax returns(might have to since this is self employed) , I did ask for paycheck for proof.  sent me screen shot showing $8,000 deposit, each month into business account, and $8,000 gets taken out each month. 

*almost wanted to tell him that dosnt mean he's making 8k, means he has 8k in sales/services. dosnt show margin or anything.... 

Credit score of 586....   we are renting from a college town/ middle income neighborhood. 

this is a couple who are about to have there first child in sept. 

I'm using myrental for background/screening. there tenant score is 626.. 

When screening your tenants are you ever surprised by the amount of debt they have on the credit report. One possible tenant has $24,000 in credit card debt. I know most people live paycheck to paycheck and spend more than they make. Report shows they pay there bills on time so not to worried about this tenant, but they do own there own business. not sure if that would be a red flag for any one else.

I've been combing through the file system on bigger pickets and cant seem to find anything I like for excel I have used quick books in the past and really liked it. But would like to go the excel route, and do my accounting. just seeing if any one has any templates they can upload for excel. Its a single family house i'm renting out.

just spent 2 days taking off wallpaper and the glue from plaster. don't remove the wallpaper especially if the plaster inst flat like drywall, hard as hell to scrap the glue off. good luck dude. 

would like someone in there by apr 1st .or may 1st latest. waiting on carpet install to do open house/showings. 

Good thinking, I also wont run a background check till they see the house. I should write something on the email to inform them about not needed $ till they physical see the house. 

I just wanted some input on how to best screen tenets, I simply email them some questions and an application (pdf) and ask them to fill it out, most of the time they don't respond ( my though is because they don't have a credit score, they have pets or they have a criminal background)  The application I use is the one from Bigger pockets. 

Here are the questions I send out, (some of them are repeats in the application but I want to weed out the No's quick)  Also I ask them to go to a website for there free credit report and screen shot it, (figured if they do that they have nothing to hide)

1. Applicant must have current photo identification.
2. All income must be from a verifiable source. Unverifiable income will not be considered.
3. Applicants must receive positive references from all previous landlords for the previous 5 years.
4. Applicant may not have any evictions or unpaid judgments from previous landlords can not have any prior felonies.
5. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.

6. A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
Renter responsible for utilities

7. No Pets. 

Wanted to make sure i'm screening tenets the best way and not making things to confusing.

Slowly finishing my remodel on a SFH in St.Cloud and plan to get the rental license, and conversion fee, and rental training.

Wondering how many of you have SFH in St. Cloud and how the inspections go? is it a pain, do they knit pick everything, or are you able to get licensed and have a time frame on fixing things (outside deck has peeling paint, cant paint in the winter)

The house is clean, fresh paint in every room, new carpet new appliances.  but in the laundry room there is no drop ceiling you can see the plumbing and some electrical wires...
