Hi Brent,

Thanks for your response. I've only heard the news through my property manager, so nothing formal is on the table. I think they have a lease-option in mind. My wife and I had been discussing selling this particular property anyway, and reinvesting in something closer to home, so if the numbers work I'm interested - especially if we can pull out some modest appreciation and avoid realtor fees at the same time.

Hi All, 

I know this will be highly unscientific, but I'm just looking to get a ballpark figure here. I own a 3/2 standalone SFH in University Park, and the tenant is interested in buying. Can anyone give me an idea of what market prices have done there over the past 3 years, or point me toward a local pro that could assist? They just floated the inquiry today, so I have a lot more digging to do if they are serious, but if they come back with a number I'd like to know if they are in the right ballpark.

Hello all,

I really could use some help on this. Got a call from our tenant late tonight that all the rain has resulted in flooding in the finished lower level.  I need to get someone out there ASAP to assess and mitigate the damage, form a plan for restoration, and start moving forward. Can anyone recommend someone that will get there to look at things on a Saturday?

Well, to his credit, Mr. Mack did contact us personally Tuesday. He's agreed to make some changes to our account that will speed up the process of getting our feet back under us. 

While it's been a rocky start, after our conversation I have renewed hope that we'll right the ship and get back to profitability. We all know that vacancies and evictions happen; hopefully we've had our share for a while now as we do plan to continue investing. With more doors, hopefully we'll be better diversified and any single issue like this won't seem like such a big deal.

This sounds like a really cool idea, and I'm interested to follow along as it develops. My wife and I own a couple of lake-front cabins in the woods of Wisconsin that we operate as vacation rentals. We're still new at the business, but so far enjoying the opportunity to help others enjoy an area and lifestyle that we love. We've also had some legal hurdles (in the form of a proposed ordinance to restrict short-term rentals; this has come up just months after we first bought the property), but I'm confident we'll be able to work within any reasonable guidelines as we were already doing our best to be exemplary neighbors and hosts.

The owner of our current PM company actually found a post I made here on the BP forum, and in response contacted us directly. He has agreed to make some concessions that will soften the blow of replacing yet another tenant, so we've agreed to keep our business with their company for one more try.

Thanks Jaclyn, I really appreciate your response. It might be just bad luck, but so far our PM has placed two tenants, both of whom had to be evicted due to non-payment prior to the end of their one-year leases. In both cases, we incurred fairly substantial refresh costs despite the short time the tenants were there. I understand these things happen, but our current PM is 0 for 2 in vetting tenants.

I am an out-of-state owner with a property (3/2 SFH) in University Park. I haven't been happy with the management, so I'm looking to make some changes. Ideally, I'd like to find a new property manager to handle things better than the last one, but if it comes down to it I'd be open to selling at this point and deploying the capital closer to home.

Can anyone recommend a property manager who works in the University Park area?

Secondarily, any recommendations for a selling agent in the area?
