@Paulette Midgette-- Hi, I have been considering a deal in Philly--Duplex in Philly-- N. 12th st.& Courtland ave.-- tenants in place total income $1475, cost of home $85K taxes in Philly: $1200/yr- the philly is in D class neighborhood, tenants on housing assistance, they've been there for 3 years, property is very well kept. Not too sure on Capex yet. Any advice is greatly appreciated, thx.

@Rafael FlorestaI see u r in Philly and I ve been looking at duplexes in the Philly area, I am from NJ but the taxes are too high for me to get in the game. Theres one property I have been looking at its on W Courtland and N. 12th st in Philly. The neighborhood seems a little rugh but its a turnkey opportunity; purchase $85K and rents $1475/month. Would love to hear your thoughts on the neighborhood. Thanks-

Hi @Jenny Cunningham--I think that's a great idea.  I am new to the investing game and can definitely use some great advice before i purchase my 1st rental property.  I reside in NJ, have been looking for a multifamily around my area (Newark, NJ) and have recently been going to Philadelphia/Allentown area of PA because the taxes are so much cheaper there.  It would be great to hear from fellow investors!!

@Mathew Pezonthanks for your advice.  I would like to have property management i both cases.

Taxes in Lehigh: $2600/yr-no tenants, property has been completely remodeled, new roof, new boiler, new piping.

taxes in Philly: $1200/yr- the philly is in C/D class neighborhood, tenants on housing assistance, theyve been there for 3 years, property is very well kept. Not too sure on Capex yet.

I have been looking into the Philly area for investing, I have also taken a look in the Allentown area close to lehigh university.  I ran across 2 potential deals:

Lehigh: $70k-- 3 bedroom, single family, rents can be @$899/month (no tenants yet)

Duplex in Philly-- N. 12th st. tenants in place total income $1475, cost of home $85K

Which deal is better?  Any advice is greatly appreciated, thx.

@Kevin DelaneyI ve  have been thinking about the Penns. area as well, I think the taxes in Trenton may be too high ($4500-$5000/yr range).  What areas do u invest in in PA?

I am looking to pretty much do the same thing.  I ve been pre--approved thus far and have been looking in the North Newark area for the last month for a 3 family ( I wouldnt mind a 2 family) for under $100K.  If there are any agents that can help with my search please feel free to contact me
