I can appreciate that. Are you suggesting this because you had some bad experience?

Also, is house hacking, house flipping or different?

Cancellation during the inspection period must be inspection related. Not having a buyer is not inspection related.
So, how do you protect yourself if you have signed an agreement without a buyer?
From what? One’s own stupidity? You buy the property. You inspect during inspection period. You arrange your buyers beforehand. You put into offer that it is contingent on you finding a final buyer. There’s lots of ways to protect yourself. They are all in your offer terms. 
Thanks. Was simply interested to finding out more as I am learning as much as I can these days. Are you a wholesaler buyer yourself? 

Hey there, I'm avidly reading about wholesaling in Canada and I was wondering what are the mechanism in place to protect yourself as a the wholesaler if the buyer doesn't come through or if the deal falls off. How do you protect yourself from having the responsibility to buy the house you were "representing"?
